Steps of Buying a House in Austin
Here at Keller Williams, we're dedicated to making your home buying experience stress-free and easy! Start by finding out the steps of buying a house in Austin with our handy guide below.
1. Get Prepared
One of the most important steps of buying a home is your prep-work. There are several key things you should do before you start looking at individual homes and touring the market.
- Research neighbourhoods to get an idea of the locations you're interested in
- Interview Austin real estate agents to find the one you mesh best with
- Get mortgage pre-approval from a local lender to find out what you'll qualify for
- Evaluate your budget to determine what you can realistically afford
2. Determine Needs & Wants
One of the best things you can is take the time to develop a list of your needs and wants. If you're buying a house with someone else, definitely ensure they participate in this activity too. Together, you want to consider all of the things you absolutely need to have, as well as the things you would like to have, if possible.
Needs are traditionally things that can't be easily changed, such as location, number of bedrooms and the size of the house. Wants are things that either can be modified fairly easily or just aren't that important, like specific flooring types, superficial amenities or aesthetic upgrades.
Of course, this is just a general concept of the distinction between a need and a want, and your own list might blur the lines. The important thing is to come up with a list of things you absolutely won't compromise on, as well as a list of things you want but may have a bit more flexibility on.
3. Begin The Hunt!
Now that you're armed with your needs and wants, this is the step where buying a house in Austin starts to get fun!
There are a number of tools that can help make your home search easier:
Saved searches - When you set up a customized search with your specific needs, save it for later use! This will save you time in the future.
Favorite listings - Flag a home as a favorite when it's something you want to view! These favorites will show up as a list in your Dashboard, making it easier to share with friends, family members and your real estate agent.
Email alerts - Set up alerts that email you when a new home matching your needs hits the market! If you love it, ask your agent to schedule an appointment right away.
4. Make The Offer
Once you find your dream home, it's time to make an offer! Your real estate agent will walk you through the nuances of the offer contract and help you negotiate terms that are favorable to you.
If the seller accepts your offer, it's time to do some fast work. Here are a few things you should do:
- Get a home inspection
- Investigate the neighborhood & property
- Negotiate any final repairs and/or credits
- Get a home appraisal
- Secure mortgage financing
5. Seal The Deal
Once all of the above checks out, it's time to seal the deal with a few signatures. You'll meet with the title company to sign the closing documents and receive the keys.
6. Prepare To Move!
The final step is to move in. Check out our Austin Moving Checklist for more details!
